Booking requests

All booking requests submitted through this website are subject to availability. Submitting the form does not create or guarantee a reservation.

Confirming a reservation

A reservation is confirmed only after Emerald Sundara Villa has approved the request and any required payment has been received and verified. Until then, no dates are held.

Rates and availability

Rates and availability may change until a reservation is confirmed in writing. The rate quoted at the time of confirmation is the rate that applies to your stay.

Payment

Minimum stay: 3 nights. We will not accommodate reservations shorter than 3 nights.

50% payment to confirm the reservation, with the remaining balance due 14 days before arrival. Bookings made within 14 days of arrival require full payment.

Payment instructions are provided directly by Emerald Sundara Villa after availability has been confirmed. We do not collect card or banking details through this website.

Security deposit

US $200 refundable deposit, required for all direct bookings.

Returned within 7 business days following checkout, subject to a satisfactory property inspection.

Check-in and access

Check-in is from 3:00 PM onwards and check-out is by 11:00 AM. Where an in-person greeting is unavailable, self check-in will be arranged and access details provided before arrival.

Cancellation and refunds

Full refund when cancelled at least 14 days before arrival; 50% refund when cancelled 7 to 13 days before arrival; no refund when cancelled less than 7 days before arrival.

Guest conduct and property rules

Guests are asked to treat the property and neighbours with respect, to keep noise reasonable, and to follow any house rules provided at check-in. Emerald Sundara Villa may end a stay where conduct causes damage, danger or disturbance.

Pets are not allowed.

Smoking inside the property and parties or events are not permitted. Only registered guests are permitted unless additional guests have been approved by management. Quiet hours are from 10:00 PM to 8:00 AM. Children must be supervised around the swimming pool and shared community areas. Guests must observe all Pyramid Point community rules and security requirements.

Any additional maximum occupancy requirements will be confirmed and shared with guests before arrival.

Liability

Guests are responsible for their own belongings and for any damage they cause to the property. To the extent permitted by law, Emerald Sundara Villa is not liable for loss, injury or damage arising from a guest's use of the property, except where caused by our negligence.

Accuracy of website information

We aim to keep this website accurate and up to date. Photographs and descriptions marked as temporary do not represent the final property. Details may be corrected or updated at any time without notice.

Governing terms

These terms are governed by the laws of Jamaica.
